125 Shaftesbury Avenue

Small Works

Background

The original client brief was to investigate water ingress issues that had been plaguing the building for some time.

Scope Of Service

Investigations leading to full design & refurbishment of the top inverted roof area with a cold applied liquid waterproofing system with a 20 year guarantee.

Location London
Project Duration 8 weeks
Client CBRE Managed Services

The tenant of the building at the time were Facebook, so the amount of personnel and computer equipment in the building was vast, creating a high risk to the operation of the business. It was discovered that the inverted roof system was installed over an old asphalt system which had come to the end of its serviceable life.

The decision was made by the client to take the opportunity to install a cold applied liquid waterproofing system to the entire area. This would give the roof a new 20 year guarantee alongside peace of mind that the tenants equipment would remain safe from damage and the building fabric would not be damaged any further.

The works were phased in to 2 sections due to the vast amount of stone on the roof, meaning it had to be transferred to each side to accommodate the install. Due to the logistical constraints of the project, the waste had to be disposed of immediately via waiting loads.

Equally materials being delivered had to be done on a ‘just in time’ style of working. This forced a robust and strict programme with key milestones that could not be missed.
