Background

The existing roof had several historic water ingress issues that had been temporary patched some time ago, as well as the obvious points. Upon investigations it was clear there were large sections of the perimeter detailing that were poorly designed in the original build.

Scope Of Service

Design, supply & install new roofing system that held the highest guarantees possible. As well as the roofing works, air conditioning units were also removed & re-instated with an upgraded structural deck, as well as a permanent guardrail solution

TSL received the invitation to tender for this opportunity on behalf of a facilities management company, which we have a flourishing relationship with. Repeatedly we have demonstrated our services are the best solution for their client’s requirements. We continually fulfill and exceed these requirements ensuring that the involvement of the FM company is as stress free as possible ensuring that the project is delivered as promised and that the client is elated with the result.

Shortly after successfully winning the tender for the roofing refurbishment works that included the M&E pipe lagging, air conditioning unit removal and re-reinstatement it was clear the existing guardrail was not fit for purpose. After testing under duress we discovered this system to be unfit for purpose and as such the original tender value was increased before placement of the order with one of the provisional sums taken forward form the tender advisement page used by the TSL estimator.

Due to TSL being fully licensed on behalf of the competent roofer government backed licensing scheme, we were also able to manage the refurbishment works throughout including signing off, on the roof with building control. This gave our client complete peace of mind that all regulations have been met with their upgraded wall & roof system, with all guarantees being handled by a single contractor.

After ten weeks the project was successfully handed over subject to electronic testing certification & minor snagging from the testing being undertaken. This was our second project completed on-site, of which we have fully refurbished whilst acting as a lone contractor throughout the works to the full envelope of the building under separate phases and are pleased to note we’re still working on the same site many months later on other projects and hope to complete many more with our clients over the years to come.
