Background: Woodfellows LLP offers the core commercial building surveying services and project management working primarily with existing property in the industrial, office and retail markets. Our broad base of clients demonstrates our competence and experience.

Scope Of Service: Flat roof preparation and installation of a new 
built up, bitumen felt, waterproofing system with a 20-year guarantee and cold applied liquid waterproofing membrane with guarantee as supplied by Langley’s Waterproofing Systems.

Form Of Contract: JCT Minor Works

Contract On Site: 8 weeks

After receiving an invitation to be a part of a competitive tender from the consultant, we attended site with their representative and conducted a site survey. We discussed possible value engineering options whilst designing the best method to execute the works. Within our tender, we produced a site specific layout plan, a detailed bill of quantities, detailed programme of works and letter of offer outlining any ambiguities and the like.

After awarding of the tender, design of the scaffolding was further explored to allow the Marks & Spencer premises below to continue to operate undisrupted. There were residential balconies that were part of the scope and careful liaising with residents and landlords was key to successfully carrying-out the works. One of the key challenges for this tender was the multiple roofs at varying heights with different restrictions based on the occupants.

Restricted work below the plant areas was a formidable challenge that was completed without the need to shutdown equipment, thus not disrupting operations of the store.  This was done using the cold applied liquids in an installation method that removed odours entering the store at any point throughout the works.

Several roof lights & doors were also refurbished, which meant further liaising with tenants. However all were carried out smoothly, with large credit going to the TSL management team & supervisors on-site.
