BACKGROUND
Having already successfully completed the phase 1 cladding remediation works on this property, our extensive knowledge of this building positioned us to be appointed as Principal Contractor for phase 2, replacement of the existing EPS render with a new EWI render system, to ensure the whole building envelope was fully compliant.

CHALLENGES AND SOLUTIONS
This live student accommodation building, with a Tesco Express retail store on the ground floor, sits on an island surrounded by 3 busy roads. It had previously presented some challenging logistics and we revisited our phased approach. We sequenced the programme in an anti-clockwise rotation to allow the key elevations to be completed first, starting with the rear of the building,
This courtyard area of the building was particularly challenging due to the high level of student traffic, deliveries for Tesco’s and general road traffic passing through. Here we constructed a podium deck that doubled up as a loading bay and storage area. We were then able to move around the building in sequence, leaving the front of the retail store until last to minimise impact on their business.
During the project we discovered inconsistent internal partition finishes on areas of the north, south and east elevations. Through an EOT application we were able to extend the programme by 2 weeks, for the installation of additional SFS, Kemwell boards and insulation to ensure the building was compliant.
With scaffold access in place, we were also able to clean all the graffiti damage on the cladding we had previously installed.
CLIENT SUMMARY
We undertook a workshop with the students and parents at the beginning of the project, so that we could understand their concerns and incorporate any constraints into our master plan. We then kept everyone up to date with our digital residents’ boards, giving weekly progress reports and images.
SUCCESSFUL OUTCOME
Our quality of work and management of the challenging logistics in phase 1 positioned us perfectly for phase 2, demonstrating our expertise across cladding and render façade systems.
