Major ProjectsBACKGROUND
TSL was appointed as Principal Contractor for this complex project to refurbish roofing on a live student accommodation building, situated on a busy road in the centre of London. The project involved refurbishment of a flat roof with solar panel installation, a roof terrace with installation of a new modular extension and Topdek cassette to the student living quarters, and a podium roof courtyard between the two buildings which had to maintain resident access 24/7.
SCOPE OF SERVICE
The roofing refurbishment works ranged from overlays to strips and BUR installations and installation of new elements across the multiple levels.
- Main flat roofs – existing single ply overlay, with a single pack metal primer & Centech PU20 system. New parapet encapsulation and weighted handrail. Re-installation of solar panels.
- Podium – full strip back to the concrete and new warm roof with tapered insulation, using SA Spray primer & VCL and Centech APA 20 system. Inverted insulation was installed in planters to mitigate thermal bridging. Re-instatement of planters, copings and paving.
- 7th floor terrace – full strip back and new warm roof with tapered insulation, using SA Spray primer & VCL and Centech PU20 system. New paving slab and adjustable pedestal system.
- New Build Extension – steel modular extension, Topdek roof cassettes and Quadcore cladding.

CHALLENGES AND SOLUTIONS
The extremely challenging access logistics, restricted storage and time constraints necessitated precise timings, phased sequencing on the podium roof and segregation of roofing works from the new build on the terrace roof. As principal contractor we were managing our own sub-contractors plus the clients’ contractors carrying out other works, with multiple trade overlaps.
Periods of bad weather affected installation, especially to the podium area & 7th floor terrace where it was a full strip up with no temporary roof, so scheduling of works and making watertight each day was essential, whilst still allowing access to students from building to building at all times.
A self-erecting mobile crane was used to lift the modular build extension materials to the terrace roof level and take the weight of them for installation. Our application of Centaur Technologies’ advanced ultra–low odour, non-flammable, cold-applied, fast curing Centech APA roofing system minimised the impact on building occupants whilst enabling us to work quickly.
CLIENT SUMMARY
Communications with all stakeholders was exemplary to ensure the smooth progress of the project through each stage, including scope variations. Seamless sequencing and stage sign off enabled us to minimise disruption and complete on time and within budget, exceeding our client’s expectations.
SUCCESSFUL OUTCOME
Centuar Technology were impressed with our install, inspecting works throughout and signing off the project with a 20 year guarantee. The successful completion of this initial project for iQ Students has already laid the foundation for future works.
