BACKGROUND

The brief was to complete a full façade refurbishment, utilising Rockpanel and render remediation. Working in conjunction with a team of consultants, TSL carried out the full replacement successfully and in line with the customer’s requirements to suit the building users.

SCOPE OF SERVICE

TSL was instructed to complete a fire remediation project, acting as a Principal Contractor. The brief was to complete the full replacement of the existing façade, including a redesign of the existing structure.

The team removed all HPL panels and render systems which were no longer compliant with the latest fire safety standards. They were replaced with a newly designed system to provide conformity and certification to an EWS1 standard.

 

The importance of the preconstruction phase

TSL invested heavily in the preconstruction phase of the project due to inherent challenges that became apparent. To accommodate these, the team created a bespoke programme to accommodate changes after challenges arose during the preconstruction phase. The modular building and wind load from the existing system were causing undesirable pressure, and therefore caused concern for the additional load required to complete the façade upgrade. This became increasingly difficult as the racking of the original OSB board was external, rather than following traditional systems where it is internal to the modular system.

This made the critical timeline pressured, but the team’s investment in finding the correct solution during the preconstruction phase enabled the dates from the original programme to be honoured.
