Background

TSL was appointed on a design and build basis to resolve long-standing water ingress issues at Repton Court, a high-end residential estate in Bromley.

With residents having experienced recurring issues over a number of years, the project required both technical resolution and careful management within a live residential environment. TSL was entrusted with developing a comprehensive solution across the affected roofs and balconies, while ensuring residents’ individual concerns were understood and addressed throughout the works.

Restoring confidence was fundamental to the project, with TSL taking ownership of both the technical challenges and the resident experience from commencement through to completion.

 

Scope of Service

The works comprised the replacement and refurbishment of waterproofing systems across the main roofs, roof balconies and shallow balconies, together with associated internal reinstatement.

As existing systems were opened up, a number of concealed conditions were identified which required the scope and technical details to evolve. TSL worked collaboratively with Langley Waterproofing Systems to develop and implement appropriate solutions as these conditions were uncovered.

Close liaison with Langley was maintained throughout the design and installation process, ensuring the completed systems met the required technical and warranty standards. This enabled the works to be supported by a 25-year insurance-backed guarantee, complementing TSL’s own aftercare service and providing residents with long-term protection following completion.

Challenges and Solutions

The nature of the existing construction meant that not all conditions could be fully understood until works were opened up. In several areas, the as-built installation differed from the available information, with historic construction details and workmanship contributing to the complexity of developing a robust solution.

TSL maintained a solution-focused approach, working closely with the design team and Langley Waterproofing Systems to assess conditions as they were uncovered, agree appropriate details and keep works progressing without compromising the long-term performance of the waterproofing system.

Delivering significant roofing works through the winter months presented an additional programme challenge. Periods of adverse weather during December and January restricted productive working time and required the programme to be actively managed around suitable weather windows. To recover lost time, TSL mobilised three additional roofing teams in February, allowing multiple blocks to progress concurrently and achieving completion to the revised programme and within budget.

With residents remaining in occupation throughout, communication and resident liaison were fundamental to delivery. TSL maintained regular engagement around sequencing, access, disruption and changes to the programme, ensuring residents remained informed as works progressed and individual concerns could be addressed quickly.

 

Client Summary

For the client, the priority was to resolve a long-standing and sensitive issue while minimising the management burden and disruption associated with delivering significant works across a fully occupied, high-value residential estate.

TSL provided a proactive, solution-led approach, taking ownership of issues as they arose and maintaining clear communication with the client rather than simply escalating problems. Close coordination between the site team, design team, specialist partners and subcontractors allowed technical and programme challenges to be managed effectively throughout delivery.

Resident engagement was equally important. A dedicated Resident Liaison Officer provided a consistent point of contact, supported by weekly reporting and an online resident forum to communicate progress, upcoming works and respond to individual concerns. Additional measures, including privacy screening and careful coordination of access and deliveries, helped minimise the impact of the works on residents and the neighbouring golf course.

This approach allowed the client to retain visibility and assurance throughout the project, while TSL managed the day-to-day complexities of delivering the solution.

 

Successful Outcome

Repton Court was successfully delivered to the revised programme and within budget, providing a comprehensive solution to the water ingress issues that had affected the estate and its residents for a number of years.

Beyond the physical works, the project demonstrates TSL’s ability to take ownership of complex refurbishment challenges, combining design responsibility, proactive problem solving, disciplined programme management and resident-focused delivery within a live environment.
