BACKGROUND

TSL ‘s expertise was sought to remediate this occupied residential apartment complex and help navigate the government gateway application process. The building has 132 flats, with commercial units on the ground floor, and a podium courtyard over the carpark between the two ten-storey blocks. Situated in the heart of Ocean Village Marina, Southampton, its proximity to the water’s edge of the UK’s only 5 star marina presented additional environmental and logistical challenges.

SCOPE OF SERVICE

Initially required to replace the timber and high-pressure laminate cladding, our investigations revealed that the render zones also needed replacement to meet compliance.

  • Complete removal of the existing timber cladding system and frame and replace with new Cedral Click system inclusive of new aluminium sub-grid, mineral wool insulation, and breather membrane.
  • Complete removal of the existing High-Pressure Laminate (HPL) cladding system and install a new Rockpanel system including new aluminium sub-grid, mineral wool insulation, and breather membrane.
  • Remove and replace the existing EPS render system and replace with a new 12mm WeatherKem board, followed by the make-up of the Alsecco Ecomin 300 render system.
  • Installation of new Siderise cavity barriers to all floor levels, party walls, window/door openings and to the perimeter of the cladding.
  • Installation of Ryton A1 fire rated vents and steel PPC grilles.

This tailored design was engineered to ensure all products, fixings and materials conformed to the marine-grade environment and provided the necessary warranties to facilitate a minimum of a 15-year life expectancy.

PROGRAMME

We created a bespoke programme detailing each stage of the process, from guiding the client and consultant team through the initial planning submission and determination process, into a bespoke design and build package accommodating the needs of the building users, bulk orders and procurement to reserve stock to facilitate speed and efficiency, to the physical on-site application.

UNIQUE CHALLENGES AND SOLUTIONS

Due to MDL Marina’s rights of land ownership to all areas surrounding the marina, a bespoke access strategy was incorporated within our logistics proposal and hoarding layout to ensure that we retained access from the road, through our site compound and into the marina. In addition, TSL assisted with traffic management solutions for the Southampton Boat Show in the summer of 2024.

Working in a sensitive marine environment required strict controls to prevent any contamination. We developed and followed a robust environmental management plan, including the use of spill containment systems and regular water quality monitoring. Through careful planning, team coordination, and proactive risk mitigation, we completed the project without any environmental incidents, demonstrating our commitment to sustainability and responsible site management.

CLIENT SUMMARY

As specialists working on live buildings, we worked closely with the client and residents to ensure minimal disruption. Together with the installation of privacy film on all windows, scaffold solutions ensured all residents retained access to and from their apartments and the use of their balconies, as well as the use of a communal space leading down into the two-story carpark. Safe walkways were created for the operational businesses and their branded signage was incorporated into the hoarding design to maintain visibility, so that they suffered no loss of business.

Building occupants were kept informed of completed and upcoming works on our screen in the centre of the pavilion area, with regular updates emailed via the resident’s association.

SUCCESSFUL OUTCOME

The high quality of this installation is testament to TSL’s ability to deliver projects in specialist conditions and complex environments. Building the relationship with this new client, and receiving consistently high praise, has secured further work – showcasing our commitment to delivering an unrivalled construction experience from conception to completion.
