BACKGROUND

TSL was appointed as Principal Contractor to address critical fire safety concerns and façade remediation to meet the latest UK safety requirements. Our due diligence on site revealed the need to replace defective PVC windows and doors and refurbish deteriorating balconies to meet compliance, necessitating a five-month extension to the original scope. Our expertise in managing live environments and complex remediation projects positioned us perfectly to undertake this significant transformation.

SCOPE OF SERVICE

The extensive scope of this project encompassed a full strip-down and rebuild of the existing cladding and structures, including:

  • Complete removal and replacement of old cladding back to and including CP board.
  • Installation of new Corium brickslip and rainscreen cladding systems.
  • Comprehensive overhaul of balconies, including the replacement of balustrades and Juliet glass, with the introduction of a non-combustible balcony subframe and Triflex Waterproofing.
  • Installation of a new Ali deck decking system, along with new soffits, and fascias.
  • Replacement of defective PVC windows and doors with modern aluminium alternatives.

CHALLENGES AND SOLUTIONS

Originally projected to conclude by December 2023, the project timeline was extended to May 2024 due to the addition of the window and balcony works, which required a complete redesign and extensive structural calculations. The project phases were carefully managed to minimise disruption through level-by-level scaffold strike and careful timing of construction sequences. The sensitivity of the window replacement phase was handled to ensure residents were minimally inconvenienced whilst meeting crucial deadlines. Our solutions, tailored to the unique marine environment, demonstrate our capability to apply specialised solutions to meet specific project requirements.
