Small Works

Background

The Client own`s and manages over 28,000 homes and have a strong track record of maintaining these assets which are worth over £1 billion. Castleman Court, built in 1980; is a retirement/sheltered housing residential building comprising of 61 flats and is owned by the client’s group.

Scope Of Service

Flat roof strip up, preparation and installation of a new built up, single ply waterproofing system with a 25-year guarantee as supplied by Saranafil Plus. Installation of a new Latchways Free standing fall prevention system was also undertaken.

After receiving an invitation to be a part of a competitive written tender via the manufacturer we contacted The Client Property expressing our interest to tender for the works. We attended site to conduct a site survey to assist in our tender and discuss the logistics and expectations of the client. Within our tender we produced a site-specific site layout plan, detailed Bill of Quantities &, letter of offer outlining any ambiguities.

Our quotation included options for some additional works that were beneficial to the lift of the project, these were then value engineered to off for the best value products. After the post tender return was submitted, TSL was awarded the full package. Once drawings for the detailing had been approved, TSL mobilised the site setup and began works. The project progressed fulfilling all the requirements set out by The Client and Sarnafil, with additional works being proposed via The Client to extend our time on-site on existing roofs & walls that required attention but were not a part of original tender package.

Methods of working were changed only slightly to accommodate loading of materials to the roof but only after it had been approved by the client and organised to cause the least disruption to the residents and staff of the live building. Any issues that arose effecting the residents and staff were addressed by our onsite team in a professional manner whilst coordinating with the client’s management team.

Since the project’s completion there has been a request to become an approved contractor for the client so we can tender direct for future works & maintenance. Since the approval, we’ve secured additional works on a smaller scale allowing us the opportunity to deliver more works to a high standard, further growing our relationship with the client.
