BACKGROUND

The Julian Markham project was initiated to address fire remediation concerns regarding the existing render system, which was constructed using EPS (Polystyrene) and did not adhere to government regulations. The lack of fire breaks or cavity barriers, coupled with non-conforming aluminium cladding, necessitated a comprehensive overhaul. The project aimed not only to rectify these regulatory issues but also to enhance the aesthetic appeal of the structure. This transformation involved replacing the existing system with terracotta tiles, equitone cladding, Sotech aluminium cladding, and Ecomin 300 render.

SCOPE OF SERVICE

The project scope primarily involved the removal of the existing façade and its replacement with an Alsecco render system. Structural issues discovered during the process necessitated changes to the existing system, including modifications to accommodate deflection and expansion. Additional challenges included adjusting headtracks and adding studs to address spacing discrepancies.

PROGRAMME

The project encountered a time extension of 4 months due to unforeseen structural issues. Despite this setback, the team successfully met the revised deadline. Key phases included the completion of the west and south elevations by student check-in.

The client, Unite, required the project to be completed promptly and accommodated the necessary adjustments to meet deadlines. Smart planning, additional resources, and night work during non-peak times facilitated timely completion.

WHAT MADE THIS PROJECT UNIQUE?

The project presented logistical challenges, particularly regarding storage limitations and maintaining operations in a live environment with student occupants. Innovative solutions, such as gantry-level scaffolding for storage, were implemented. Additional challenges included managing debris control.

Exceptional planning and coordination were crucial in managing just-in-time deliveries and overcoming logistical constraints. Effective communication with stakeholders, including a residents’ board, ensured transparency and facilitated project success.
