Major Projects

BACKGROUND

Manor Bank was a fire remediation project where we acted in the form of a Principal Contractor to undertake the full replacement of the façade, including remediation to existing structure and full design.

All existing HPL panels, Terracota tiles & Render systems that did not conform to the latest standards were removed. Replacing with a newly designed system that upgraded the building to ensure conformity and certification to an EWS1 standard.

Some challenges during the project were found with the existing substrate, where the blockwork had a variance in up to 155mm in depth, causing a re-design whilst on site for the support system proposed, in addition to heavy remediation to the blockwork itself. This had huge impacts to labour, design, programme and day to day operation of the building as we continued to work on elevations well in excess of the originally planned works and this impacted the operation of the fully occupied building, meaning TSL needed to adapt and change the logistics and layout of work areas on a regular basis to support the
operations team.

SCOPE OF SERVICE

As the Principal Contractor, our primary responsibilities included:

  • Full Façade Replacement: We undertook the complete replacement of the building’s façade to ensure structural integrity and aesthetic appeal.
  • Design Overhaul: Our team managed the full design process, ensuring the new façade would meet current standards.
  • Material Removal: All HPL panels, Terracota tiles, and Render systems that did not conform to current standards were systematically removed.
  • Introduction of New Systems: We implemented a newly designed system to bring the building up to the EWS1 standard.
